Environment ministry is looking to simplify Green norms in real estate – Go Smart Bricks

Indian Real estate might witness a new year gift from the environment ministry as it is considering a major trimming of green code in building Bylaws and the national building code. Well, this trimming might allow builders to comply with only 12 to 24 environmental norms instead of 100 originally proposed. This will be now based on the project size of the builder. As per Economic times, projects with built-up size area of 5,000-20,000 sq. m will comply with around 12 conditions, 20,000-50,000 sq m projects will have to keep up with almost 18 conditions, and projects over that will have to obey 20-24 green compliances.

Though the ministry officials said that Buildings account for a fifth of India’s energy consumption and most buildings in India, even shiny, expensive towers, are energy inefficient.

Another report by NITI Aayog says by 2047 only 50% high rise residential buildings and only 30% of commercial buildings will be smart energy buildings. And the construction sector is also among the biggest air pollutants in India.

But the real estate industry had petitioned the government as it found the earlier set of green rules complicated. And now the ministry is looking to make it somewhat simpler.

When Wienerberger experts were asked for their views on the same they said that there is a definite need of simplification but government must have a check that the norms are not adulterated. Simplified norms are beneficial but if not implemented carefully, then can affect the environment adversely in coming years. So, simplifying is a good step but violation should not be entertained.
