  1. Tell us about Inner Spaces…

Inner Spaces builds unique customer centric smartly designed boutique residential properties in Bangalore. Our holistic approach to crafting lifestyles focuses on functionality and the quality of everything that we do. We have built 100,000 SFT at our first project Leafy Blocks and are currently building another 900,000 SFT at Glory Fields, Meadow in the Sun and Path in the Woods. Our goal is to change your views on the home buying experience in India by providing end-to-end customer service. Homes in our iconic properties are aspirational yet attainable.

  1. How many projects have you done in Bangalore so far?

Inner Spaces is actively engaged in 4 boutique projects in Bangalore – of these 1 project has been completed and 3 are in progress. The completed project is called Leafy Blocks, a high-rise 9-floor building. We are halfway through with Glory Fields, a luxurious 1-Acre resort like apartment complex that house only 57 apartments. Meadow in the Sun is a 4-acre ultra luxury cul-de-sac property that houses 140 villa like apartments with generous gardens and terraces. Path in the Woods is an 8.5 acre villa community that blurs the inside and outside to embrace the open spaces, extended landscapes and has spectacular valley views on the outskirt of the city that is ideal for a city weekend break.

  1. What is your signature style…how are your projects different?

Each Inner Spaces project is crafted to suit a particular lifestyle that we have identified through meticulous research and is an aspiration of our target demographic. The ideation of each of the Inner Spaces properties took us to basic question of what is missing in our target customer’s fast-paced daily lives.

Key concerns that prompted many of our design decisions were: connection with nature, space for healthier more active lives, bringing together the social space and engaging in more quality time with families, friends and neighbors. We consciously chose to address these concerns by ensuring that we reserve at least 50% or more open living space at each of our projects. This was a conscious step to forgo saleable built space and make Inner Spaces an alternate builder, with a core concern ‘livability’, which we strive to carry forth in all our future projects.

  1. What are your thoughts on sustainability and architecture…do you believe “green Buildings” can be made affordable?

At Inner Spaces, we believe that the quality of lifestyles our customers expect goes hand in hand with sustainability. Sustainability is a long-term value proposition, not using beyond our means and preserving what we have today for future generations. Our buildings deliver better results with less energy consumption, lower maintenance cost and less water use. These ideas have been actively implemented in our projects, with watershed management, sewage and waste management with reuse of treated water, native and bio-diverse landscaping together with climate responsive architecture. We are using locally produced Wienerberger clay bricks for all our projects. Local materials like clay are more compatible with environmental and sustainable. Bricks can be recycled back to the environment, returning them to the soil in order to grow and cultivate plants. Furthermore, Wienerberger blocks have less negative impact on the environment compared to other construction material.

  1. How relevant do you think Green architecture is today in India?

At Inner Spaces, we believe in building homes that not only last a lifetime but also minimize the negative impact on the environment. We do this because our customers have a genuine concern for the global and local depletion of natural resources and strive to align their daily lives closer to nature. We are all aware of global warming and climate changes. We share our customers’ passion for driving positive changes in this issue by incorporating green architecture as a fundamental design element. Inner Spaces acknowledges it’s ethical responsibility to the community at large and would strongly encourage other developers to make green architecture not only relevant but core of the Indian real estate industry.

  1. Do you inculcate energy saving concepts in your projects, if yes how?

We reduce the electricity and water consumptions in projects by doing the following things:

    • We provide solar water heaters

    • Smart design with open plan to improve natural ventilation

    • Wienerberger Clay bricks in our walls for thermal insulation from nature – they keep interiors cool in summer

    • Extensive use of trees to increase air moisture and make air flow cool before reaching the building

    • Our signature clay brick cladding on top of Wienerberger blocks reduce the energy transfer rate even further.

    • Rain water harvesting

    • STP water used for gardening

    • Treated grey water used for flushing toilets

  1. Tell us a bit about your latest project, how do you integrate “green Concepts” in your design?

Meadow in the Sun is our latest project to be launched at the end of July. All duplex homes come with gardens and are designed around a calm, green enclave. When these homes with gardens rise up many floors, they make perfect sense in a compact city.   The enclave brings duplex homes with gardens, terraces, double heights and exclusive entrances in stepped back towers.  These ‘villaments’ give a wonderful combination of privacy and integrated outdoor living of villas and the community space of apartments. 

In most floors, only 2 apartments are entered on every floor, making it exclusive and home like.  Each home is spread over 2 floors that are connected with a double height space.  The lower level is laid out spaciously, with one bedroom, kitchen, dining and living. The upper level has a family room, a master bedroom and 2 children’s bedrooms.  The living room opens onto a garden, with a small lily pond, flowering plants and sunlight streaming in.  Warmth of brick, wood and natural materials give character to the home.Nine blocks of villaments sit around a lush garden with a pool, walking, playing and relaxing spaces.  A clubhouse invites the residents with sports and lounge spaces.  Eco-sensitive design works in the background to harvest rainwater, treat waste intelligently and harness solar power for electricity and hot water. Meadow in the Sun is an enclave of well-designed ‘smart’ homes.

  1. Do you use any specific building materials to promote a greener design for your project…if so what are they and what made you choose them?

Our Homes are brimming with ingenious touches like gourmet kitchens, 8 feet high doors, floor to ceiling windows, double height ceilings and a wealth of energy-saving, water-conserving, health-promoting and earth-friendly features, that can save you money and contribute to long-term peace of mind.

  • Plumbing fixtures from Bravat that conserve water usage

  • Wienerberger bricks slows the transfer of heat in to the buildings, promote better indoor environment by minimizing the water absorption, sound insulation and fire resistance.

  • Permeable pavers to allow more rain water to penetrate the soil and recharge bore wells.
